A Real Takeoff Example

Here’s what a simple drywall takeoff looks like in practice, to make the process concrete:

Scope: Drywall for a 12′ × 15′ office room, 9′ ceiling height, one 3′ door, two 4′ × 4′ windows.

  1. Calculate total wall area: perimeter (2 × (12+15) = 54 linear ft) × height (9 ft) = 486 sq ft
  2. Subtract openings: door (3 ft × 7 ft = 21 sq ft) + two windows (4 ft × 4 ft × 2 = 32 sq ft) = 53 sq ft
  3. Net wall area: 486 − 53 = 433 sq ft
  4. Add ceiling: 12 ft × 15 ft = 180 sq ft
  5. Total drywall area: 613 sq ft, plus a standard 10% waste factor = ~675 sq ft to order
